I found the newest prefab home in America and decided to pay them a visit. They have a line of models ranging in size from 256 sq ft up to 640 sq ft and have them on display in a village setting for people to view. The homes were being finished while I was there so this is the first official look at what they've got to offer. A massive new Modular home factory has been announced in Montana. It was reported that Dvele has plans to expand their operations into Butte with a 450,000 square foot purpose built facility that is projected to cost $80 million to build. The new factory will take an estimated 18 months to build and construction could start as early as this Summer. This is great news for the Western States and possibly Canada, it'll be a new option available with a for people living in large centres in and around Montana looking for something new. The interest in prefab homes seems to be growing and I've noticed a lot of people tuning in from the western states that will now have another option to choose from. Box Prefab is based in Houston, Texas and builds a line of modern accessory dwelling units, single family and multifamily homes. After announcing a line of sustainable prefab homes in 2022 that received a lot of attention last week they unveiled their first show home in Ontario. I've been curious how all the recession talk would effect the prefab home industry in 2023. There have been a lot of new companies entering the space and I thought it was possible that some might hit the breaks on their plans but that hasn't been the case so far. over the weekend I noticed a few different reasons the opposite might actually be true and they're going ahead with their plans and then some. One company is expanding operations from Europe to North America, another is raising money to start building and a finally a company is putting the finishing touches on their new factory. The Prefab Home industry continues to pick up steam! A recent study was released suggesting the the global modular home market will increase from just under $100 billion this year to almost $200 billion in 2033. Adoption in North America is still low and a small part of overall construction while some other countries are much higher. Sweden prefabricates a far higher percent of their residential construction so I went down the rabbit hole to see what they have going on. What I found was a company with some great prefab home designs building out of a new factory (2022). The manufactured home market has been slammed busy since 2020 and companies have been working to increase production. A company making some big moves increase the number of homes they're able to build per year is Cavco. It was recently announced that Cavco closed on the purchase of a new manufacturing facility in Hamlet North Carolina, one of many other big plays they've made in over the last couple years. The co-founder of Airbnb has just announced his new Prefab Home company and is officially accepting orders. Joe Gebbia announced this week that his new company Samara will build net zero accessory dwelling units known as backyard. Samara will offer two prefab options: a studio at 430 square feet and a 1 bedroom at 550 square feet both of which come standard with solar panels. It's been an exciting year in the prefab home industry as new companies enter to help meet the demand for small footprint prefab homes in North America. Affordable Prefab Home companies seem to be the big thing in 2022 as people try to address the ongoing affordability problem. I've been following the space close and am excited about a lot of the new prefab companies hitting the market because I think the more options available the better off we'll be. One options I am excited about is called CABN.CO with their lineup of energy efficient prefab smart homes. There are a couple different things that stand out to me about these homes, the design and sustainability. In this video I look at CABN, their designs and when they're be available. The US market is about to see the addition of another energy efficient affordable prefab home provider. Vantem Global recently received funding to expand into the USA with 15 factories schedule over the next seven years. In 2023 alone Vantem has factories planned for Arizona, California, Texas and the Dakotas each with the capacity to produce 1,000,000 sq ft of housing per year. This comes at a time where wait times for factory constructed homes have been longer than normal but the market seems to be cooling off. I love to see new prefab home companies entering the space because I think the more options buyers have the better off they'll be. I will be very interesting to see what designs, sizes and prices Vantem brings to the American Market when they start building their first models specifically for that area.

There are a lot of companies currently working to provide a more affordable housing option. Nestron has been on my radar for a while now and has built a show model of the Legend 2 to ship to North America. This home is fully prefabricated and arrives ready to live in after connecting the services. There are a lot of prefab home designs currently available with new companies entering the market all the time. One of the most popular looks for prefab homes available is modern contemporary with clean lines and a flat roof. One company with designs I've never seen before is called Meka Modular out of San Jose, California. In this video I look at three of their unique designs in a variety of sizes and price points. The first modular is the 1 bedroom 1 bathroom 480 square foot Sol that would be perfect for 1 or 2 people. The second modular is a 2 bedroom 2 bathroom 1,280 square foot Zion that I think looks like a perfect California house. The final design in the video is the 4 bedroom 2 bathroom 1,920 square foot Santa Cruise which I think would be great for a family. Follow along as I look at each of these designs and tell you what I like about each.

Modular Prefab Homes are being built in more shapes and sizes than ever before as the industry attracts buyers from every segment of the housing market. A lot of people assume homes built offsite have have a certain look or have to be built in limited dimensions but that definitely isn't the case. Prefab casitas are the next affordable housing solution. As real estate prices continue to rise I think we're going to see accessory dwelling units become more popular and widely accepted. In this video I check out a Colorado based company called Studio Shed who has recently announced their plans to expand into Canada and talk about how ADUs can put a dent in the cost of home ownership.
